Who we are.
Deerbrook Voices is a space for neighbors in Land O' Lakes, Florida to talk about what's happening in our community — announcements, document discussions, and votes on matters before the HOA and CDD. It's run by residents, for residents.
We are not the HOA. We are not the CDD.
Deerbrook has three things that often get conflated. Knowing which is which keeps the conversation honest.
- Deerbrook CDD
- The Community Development District — the statutory body that maintains community infrastructure and facilities. Run by a board with an external management company (Rizzetta & Co.). Their official site is deerbrookcdd.org — that's where to look for meeting notices, agendas, budgets, and anything else with the force of law behind it.
- Deerbrook HOA
- The Homeowners Association — enforces the covenants and deed restrictions, handles architectural review, and runs the community-side operations. Run by an external management company.
- Deerbrook Voices
- This site. An independent group of Deerbrook residents organizing to discuss, share, and vote on community matters. Not affiliated with the HOA or CDD, and not authorized to speak on their behalf. We're neighbors with opinions, organized.
What you can do here.
- Read what neighbors are watching. Summaries of upcoming board meetings, recaps of what happened, links to documents worth reading.
- Vote on community matters. Polls and policy-amendment ballots opened by Voices admins. One vote per neighbor; tallies are visible to all.
- Share documents. Read and discuss community documents — proposed bylaw changes, meeting minutes worth marking up, drafts neighbors are working on together.
What this isn't.
Anything Voices residents post here is the opinion of those residents — not the position of the HOA, the CDD, or any board. For the official record on any community matter, go to the CDD's site or contact the management company directly.
